Who can invest on Crowdlender?

All Crowdlender offerings are limited to U.S. accredited investors. We verify accreditation in line with SEC Rule 506(c) requirements before any commitment is accepted. International accredited investors may participate where local rules permit.

What is the minimum investment?

Most offerings carry a $5,000 minimum. Larger or more complex deals may set higher minimums, typically $10,000 to $25,000. Each offering page displays the minimum prominently.

How is my position represented?

Each investor's pro-rata interest in the property-owning LLC is issued as an ERC-3643 security token. The token contract enforces transfer restrictions to remain in compliance with U.S. securities law.

Do I need a crypto wallet?

No. By default your tokens are held with our qualified institutional custodian. You can opt into self-custody at any time by completing an additional attestation.

When and how are distributions paid?

Net operating cash flow is distributed quarterly. You choose between on-chain stablecoin payouts (same-day) and traditional ACH transfers.

Can I sell my position before the hold period ends?

After a 12-month Rule 144 lock-up, your tokens become eligible for resale on partner Alternative Trading System (ATS) venues. Liquidity is not guaranteed — you are listing into a market of verified accredited buyers.

What fees does Crowdlender charge?

Crowdlender earns a 1% annual asset management fee and a performance fee (carry) once investors achieve their preferred return — typically an 8% IRR. There are no acquisition or disposition fees charged to investors.

What happens to my investment if Crowdlender ceases operations?

Each property is held in a bankruptcy-remote, single-purpose Delaware LLC. Your interest is recorded with an independent SEC-registered transfer agent. A successor sponsor would step in to operate the property and continue distributions.
