Equity ownership can participate in property appreciation, carries tax benefits such as depreciation, and has historically served as a hedge against inflation. Where debt provides steady, predictable income, equity is oriented toward longer-term wealth building.

Debt investors earn a fixed return regardless of how the property performs; equity investors participate in the property's upside through appreciation and rental income growth. As costs rise, real estate values and rents generally move with them, so equity can help preserve purchasing power that fixed-rate debt loses over time. Owning the asset can also entitle investors to deductions — most notably depreciation — and, depending on the structure, a degree of influence over strategy such as renovations, re-tenanting, or repositioning.
